It is a small line in the listing and a revealing one: Braco Farmhouse expects people who will light the burner every night, and would rather say so than quietly run out. This is a five star dog friendly farmhouse for eight near Dumfries. What it is really set up for is a party that means to stay in and cook, with the enclosed garden and a private hot tub waiting for afterwards and two dogs underfoot throughout.

Four bedrooms, two king size and two twins, share a shower room and a bathroom, and one of them sits on the ground floor. There is a lounge and a separate snug, which is the whole difference between eight people sharing a house and eight people sharing a room. The kitchen feeds the party and the utility deals with the aftermath. The enclosed garden takes everybody outside once the burner has done its work, dogs first.
