Two dogs come with it, and what makes that easy is Hardwick Park half a mile down the road: a lake, woodland and a circuit wide enough that neither dog needs a lead for much of it.
The ground floor does the work. A double, a twin and a shower room all sit on it, so an old dog sleeps beside somebody instead of being carried up to bed. The lounge takes the morning through a wide bay window. French doors off the dining room open onto the lawn, and the garden runs back far enough for two dogs to get up some speed before deciding the patio is more interesting.
Everyone is in from the park and the kitchen has started to smell of dinner. Somebody upstairs is losing at air hockey on the landing. Durham is twenty minutes north for the cathedral and the riverbanks, and the heritage coast east of it runs sand and low cliff for as far as a dog cares to go.
