Nine beds across five bedrooms, and two sitting rooms to put everybody in afterwards. Sycamore Cottage is the larger of a pair of village cottages at Backworth, dog friendly, two dogs included, and its kitchen door opens directly into an enclosed garden which lets a dog come and go while the cooking is going on.

That kitchen and diner is the room the house runs on: oak worktops, a breakfast bar, a table that seats nine and the garden door at the end. Two sitting rooms follow, one with an open fire and a smaller one with a wood burner, and that is what makes the place work for three generations at once. Newcastle is 9 miles away: a river with seven bridges over it, museums along both banks and boats that go downriver to the sea and back. Nearer than that, Backworth keeps its own quiet and its golf course. Inland the country opens west towards Hadrian's Wall and the big estates, and the further west a dog is taken the more ground it gets.
